Requirements for Residential Projects

 

 

Plan Requirements for Building Permit

  1. Site Plan if building is located in a flood plain.
  2. Uncomplicated Homes-Floor Plans with written details and Elevations if available.
  3. Larger Complicated Homes-Full Set of Plans w/details.

*NOTE:  All plans for homes that are to be built on lots with questionable soil conditions will have a designed footer and foundation and be stamped by a licensed architect or engineer.

 

 

Requirements Prior to Issuing Building Permit

  1. Driveway Permit (obtained through the Roane Co. Highway Dept.).       
  2. Septic Permit/Sewer Tap (obtained through the Roane Co. Health Dept.).
  3. Building Permit (obtained through the Roane Co. Zoning Office).

 

Inspections Required

  1. All footers prior to pouring.
  2. All foundation walls, prior to framing and/or pouring.
  3. All framing at completed dry-in.
  4. Final at completion of all parts of a project.
  5. A Certificate of Occupancy, prior to inhabiting the building.

 

*NOTE:  Utility districts require an electrical inspection by the local state inspector.

 

 

Inspection Details for Residential Projects

 

Plan Review

  • Site Plan if building is located in a flood plain
  • All structural aspects must be built to comply with the current Standard Building Codes
  • All egress issues addressed as per codes

 

Footer Inspection

  • Excavation (Bottom of footer a min. of 12" below surface)
  • Rebar as per drawings/codes
  • Steps in footers property formed
  • Random mix inspections (proper concrete mix design)

 

Foundation Wall Inspection

 

Block Walls

  • Proper block size per drawings/code
  • Reinforcing rebar installed
  • Cores filled per drawings/code
  • Capped properly
  • Anchor bolts installed as per drawings/code

 

Poured Walls (prior to pouring)

  • Proper forms size per drawings/code
  • Reinforcing rebar installed per drawings/code
  • Anchor bolts installed as per drawings/code

 

Framing Inspection

  • Sill Plate (PT Lumber and bolted down)
  • Proper girder size and construction
  • Proper Span of Floor Joist
  • Proper hangers/ledgers
  • Proper Sheeting
  • Framing complete as per drawings/floor plans
  • Proper header construction
  • Proper stair box construction
  • Stairs to code(treads, risers, landings and width)
  • Proper plates
  • Proper span for rafters/trusses
  • Proper construction of rafters/trusses
  • Roof sheeting
  • Felt as per drawings/code

 

Final Inspection

  • Proper block size per drawings/code
  • Reinforcing rebar installed
  • Cores filled per drawings/code
  • Capped properly
  • Anchor bolts installed as per drawings/code

  

Certificate of Occupancy

 

Issued by the building inspector on Passing Final Inspection

Must be issued prior to inhabiting dwelling
